First Impressions - Do They Matter?
In the industry, this is referred to as Curb Appeal . Curb Appeal is the way your home looks combined with the feeling that is created when a prospective buyer sees your house. It is their 'first impression'.
It is imperative that you consider your home's Curb Appeal before you ever list it. Without a positive Curb Appeal, you may lose many prospective buyers who drive by.
There are many factors that affect the manner in which your home is perceived, or viewed. Most can be addressed with a little 'sweat equity', and with little money spent. We suggest that you take a walk around your home, and try to imagine what your prospective buyer sees. Make a list of all of the possible 'target areas' that could be addressed to improve your home's exterior. Next, invite a friend or neighbor to do the same - ask them to be honest, and let them know that they won't hurt your feelings for pointing out shortfalls or deficiencies with your property. This is a great way to get an objective opinion.
Combine your lists, and prioritize according to two factors - impact and cost. Once you have this list, you will be able to prioritize it and create an action plan for implementation.

- Repair and/or Clean up Your Mailbox
- Consider Sealing Your Driveway (if this applies)
- Weed and Mulch Flower Beds
- Trim Shrubs, and Low-hanging Trees - If the shrubbery in and around your foundation has grown over your windows, it is advisable to trim back, or remove. This can give a very bad impression.
- Stow Trash Cans
- Remove All Clutter from Yard Areas
- Plant Annual Flowers in Clusters to Give Color to Beds (if applicable)
- Paint Trim, Front Door, Garage Door
- Fertilize Your Lawn - or Hire a Contractor
While you don't often hear that exterior improvements make a big difference in the value of your home, they do play a large part in how your prospective buyers perceive it. If they find your home by driving by, they may never call if their impression is bad. Similarly, when they are arriving for their first appointment, they are already forming an opinion of your property as the drive in, walk down your walkway, etc. You want that to be as positive as possible, even before they reach your front door.
