Selling Your Home Without Doing This is Downright Crazy

Would you drive your car at 120 mph while wearing a blindfold? I certainly hope not because that's about as reckless as someone could be.
Well, amazingly as a Cedar Park realtor I often see people acting just as reckless when it comes to selling their home.
It's not much different in terms of recklessness if you decide to price your home for sale without first finding out its real condition.
If you don't do a pre-inspection before determining your initial listing price you could take a big hit to your bank account.
Surprisingly, about 95 percent of new homes being put on the market actually do not take the time to do a pre-inspection.
It really makes no sense because how can someone really come up with a price for their home without first doing a complete pre-inspection? About one quarter of all real estate transactions end up failing for one reason or another based on the home inspection.
It is important that you don't wait until the buyer asks for the pre-inspection report because at that point you could be putting your deal at risk and you will lose any leverage you may have had at the time.
Rest assured the buyer will try and use this new found leverage to his or her advantage and gain concessions from you.
What happens is that if you do not have a pre-inspection done on your home and then the buyer requests an inspection you have given away valuable negotiation leverage.
This is especially true if the inspection goes on to reveal things that you should have taken care of before you actually put your house on the market.
When this occurs the power shifts to the buyer and they will then ask for price reductions that are more than the actual cost to have the work done.
A good real estate agent will not let this type of situation occur and should be putting you in the position of negotiation strength, not the buyer.
You have to be thinking ahead on how these situations can impact your net profit and try and plan accordingly so that you don't get put in a weak position.
You will also want to ask your local Cedar Park realtor, or the real estate agent in your area what criteria they use when determining how they come up with who will do the home inspection for you.
If they pick the wrong home inspector it could cost you a lot of money and possibly even the deal itself.
The right home inspection process has the potential to bring you thousands to even up to tens of thousands of dollars in more money for your home while at the same time helping to protect you from legal issues.
